Harcourts Auctions and Harcourts Broker/Owner Christian Castner, successfully sold another property through Auction. This time however, the property belonged to the Broker of another well-known real estate franchise group in America.
Castner introduced this Broker to Harcourts Auctions by having him attend another Harcourts open house.
“I informed him about an auction property’s ability to drive the market to the property, which was easy to demonstrate with a packed open house,” listing agent, Castner, illustrates.
He also mentioned other benefits, for instance, all the due diligence that is done up front to allow buyers to make an easy purchase decision; such as home inspection, termite inspection, disclosures and more. According to Castner, that property sold for $40,000 over appraised value and prior to the set auction date.
After hearing these results, Castner further explains, “He called and said he wanted to list his own house under the auction platform.”
The broker’s property was located in Lakeside California, and had been previously listed traditionally for a year and a half. The luxury property sat on 28 acres, had ocean views and many high-end amenities, but it was uncommonly pricey for its area, making it difficult to sell originally.
“The property was stunning,” says Harcourts Director of Auctions, Ben Brady. “It was a property you would not typically see in this location, and the auction process caught people’s attention.”
As soon as Castner listed it as an auction property, buyers became curious and wanted to be educated on the Harcourts auction process. They learned that buying through non-distressed auction provides them an opportunity to purchase a property at an honest fair market value. With competition making offers right in front of each other, this creates a transparent arena for buyers to compete for properties.
The broker selling the property felt comfortable with auction, because he knew he would be in complete control, even through auction day. At auction, the seller always decides whether or not to accept the final offer.
“We sold the property prior to its set auction date for $1.3 Million, and in only 17 days,” Castner reveals. “Our seller couldn’t believe his property sold so quickly, and at the price he wanted to sell it for.”
What makes this case so fascinating, is the level of interest the real estate community has had toward auctions. With all the experience in real estate and the knowledge and understanding of the market, these agents and owners outside of Harcourts are finding that the Harcourts auction method can break through the market in ways a traditionally listed property could not, making Harcourts a standout in the industry.
