Harcourts Avanti Agent Finds Success Using Unique Marketing Tactics

Salas joined the Harcourts team after seeing the brand consistently modeled by other popular agents in the area. He mentions at the time, Harcourts appeared to be headed in the direction the market was going, which was also in line with where he wanted to be.

Effective listing presentations are only the beginning for REALTORS®, but are arguably one of the most important skillsets within the real estate business. Salas claims the goal of his listing presentations are not to tell the sellers he wants to get top dollar, but he wants to get as many eyes on the property as possible.

“In my opinion, marketing is more important than pricing, even though other agents would disagree,” reveals Salas. “Exposing properties to as many people as possible allows us to energize the homes and get as many people through the front door as we can.”

One of Salas’s top marketing techniques which can be seen throughout his social media, is his ability to connect with the market through video. With every video he posts, he educates, entertains, and builds a personal relationship with viewers, often offering giveaways to ensure viewer engagement is at a premium.

On top of his own filming, he makes television appearances on The American Dream, a show that airs on Cox Channel 4 News in San Diego.  The show gives him a recognizable personality and further enables him to spread valuable knowledge of everything real estate related, from providing information on each of his listed properties, to information on the Harcourts Auction strategy.

Prior to joining Harcourts, Salas was also attracted to the Harcourts Auction platform, which is a notable advantage within the youthful brand because it gives sellers options and allows them to attack the market from different angles. 

"Real estate is an industry that is constantly evolving and to be successful, we need to be at the leading edge of it," mentions Director of Harcourts Auctions, Ben Brady.  

Through each successful auction event, Harcourts proves this dynamic platform is bringing their agents to the pinnacle of the changing industry, and Salas takes full advantage of it.  

His work ethic and ability to aggressively sell property through every method of real estate marketing creates seperation for Salas from other agents.  Classic methods like door knocking, email, and hand written letters are not put to the side, but are attacked alongside his growing techniques.

“Sellers want the market to be the one telling them what their home is worth, and that can only be done with people coming through the door,” states Salas.

Harcourts North America hosts their annual National Conference in March, where Salas will be speaking further about his successful marketing techniques.
