Harcourts USA wrapped up their Live Auction event last Wednesday night in Carlsbad, with nine properties sold and over ten registered bidders.
These Live Auction events continue to show impressive results including one property with bids over the $3 million-dollar price range. Successful outcomes are proving that the general public is becoming more receptive to the Harcourts Auction method of selling real estate.
Harcourts Director of Auctions, Ben Brady, touches on the event,
“We had a great night that was consistent with each of our events thus far. The large crowd and results we’re receiving proves the strength of our auction process.”
To illustrate a couple successful results, one property that sold “under the hammer” was previously listed traditionally for 6 months, and was sold in 4 weeks through the Harcourts Auction process. Another property sold five days after the live auction, serving as an example of a successful sale that can occur even after the scheduled auction date.
Excitement in the room ranged from buyers and sellers to their agents as well. Harcourts Regional Director of Auctions for San Diego, Amy Gardiner adds,
“The energy felt relaxed, but focused and business-like. People are intrigued by the auction process and are getting involved.”
Buyers at the event appreciated several of the benefits that come with buying through auction. It offers a transparent and equal opportunity to purchase properties, and a clear vision for buyers; they can see their competition and make a confident buying decision.
Another benefit to auction is, buyers are competing right in front of each other, which leads price points to a definitive fair market value. This ultimately leads to sellers getting the most amount of money they possibly can for their property.
“Buyers want the opportunity to know what a property is selling for just before it sells, because they may be willing to pay a little bit more,” expands Brady.
During the night, some properties received competitive bidding but were postponed until the next Live Auction due to seller request. Properties in Encinitas and Coronado are among those that received several bids, and will appear at the next auction, if they have not sold prior. The Coronado location specifically is a six bedroom, six bath home, spanning 5,408 square feet. It lies on a private marina with a private dock which can fit an 80-foot boat.
Potential price diversity amongst properties up for auction spans from $200,000, to a multi-million dollar price range.
